Current Portfolio Allocation
The Fund is currently comprised of 7 separate investments with 27.23% of the portfolio allocated into Fixed Income assets including both ATM’s and a Private Real Estate Debt Fund. The remaining 72.77% of the portfolio is invested in Income + Growth investments across 30 properties including: Mobile Home Parks, Self-Storage, NNN (triple net) Industrial, and Apartments.
Projected Investor Returns and Offering
The projected investment duration = 5+ years with a focus on adding value in the early years, returning investor capital through property sales and refinances in years 2-4 .
Cash flow distributions to investors are projected to begin in year 1 in the range of 4-7%, increasing to 7-9% in years 2-3 and 8-10% by year 4+. This opportunity is projected to provide investors with a weighted average cash on cash return of 7-10%+.
